उत्तर प्रदेश सरकार नोएडा, ग्रेटर नोएडा और यमुना अथॉरिटी एरिया में रियल एस्टेट नियमों में बड़ा बदलाव कर सकती है। मुख्य बिंदु इस प्रकार हैं:

  • ग्राउंड कवरेज लिमिट हटना: अब प्लॉट पर किस हिस्से पर निर्माण किया जा सकता है इसकी सख्त प्रतिशत सीमा हटा दी जा सकती है।
  • FAR (Floor Area Ratio) बढ़ना: डेवलपर्स को ज़्यादा फ्लोर और ऊँचाई की अनुमति मिल सकती है, जिससे कुल बिल्डेबल एरिया बढ़ेगा।

खरीदारों और निवेशकों पर असर

फायदा: नए प्रोजेक्ट्स और विकल्प बढ़ेंगे, प्रतिस्पर्धा से कीमतों में स्थिरता या कमी आ सकती है जिससे खरीदारों को लाभ होगा।

चुनौती: जिन लोगों ने पहले से फ्लैट खरीदे हैं, उनकी सेल पर दबाव पड़ सकता है क्योंकि नई सप्लाई बढ़ेगी और कुछ प्रॉपर्टी की मांग घट सकती है।

बिल्डर्स और डेवलपर्स

डेवलपर्स को ज़मीन का अधिकतम उपयोग करने के अवसर मिलेंगे, जिससे प्रोजेक्ट का रिटर्न बेहतर हो सकता है। हालाँकि, ऊँचाई और घनत्व बढ़ने से निर्माण लागत और सुरक्षा मानक भी चुनौतीपूर्ण हो सकते हैं।

शहर और अवसंरचना पर प्रभाव

यदि ये परिवर्तन योजनाबद्ध तरीके से लागू किए जाएँ तो आवास की उपलब्धता बढ़ सकती है। परन्तु यातायात, पार्किंग, जल आपूर्ति, सीवरेज और हरित क्षेत्र जैसी सेवाओं पर दबाव बढ़ना संभावित है। सरकार को अवसंरचना के साथ तालमेल बना कर काम करना होगा।
